Every state has an office that handles the recording of land records. The name of the office varies by state: Recorder - Auditor - County Clerk - Register of Deeds and so forth, but the types of documents recorded are similar and include deeds, mortgage documents, liens, plats, surveys, powers of attorney and easements.
Some states offer online access to these recorded documents; this access may be free or fees may be involved. Where online searching is available, one usually may search by name, type of document, and date. Results may include a summary of the document or an actual image of the document.
Other states do not have online search capabilities. For these states, information must be obtained by written request, in person, or by phone.

Other Ways to Find Public Records

In addition, land held under land contract, or land professionally surveyed and actively marketed for sale, but not recorded with the Register of Deeds as of March 31, 1997, would be considered the parent parcel. Again, the Land Division Act prescribes the number of allowable divisions based on the size of the parent parcel. Selling land along with a structure or multiple land parcels may result in a better price than selling the parcel of land on its own. If you have any neighboring land or other parcels with or without structures on them, consider combining these parcels in one sale. As long as both are conforming lots, you could simply receive one parcel with one deed and use another deed to receive the other property. A deed is merely the instrument of conveyance. A deed may be used to convey one parcel-or it could be used to convey multiple parcels.
